FM Equities looks to acquire land for development of multi-family and properties “below replacement cost,” at a conservatively underwritten minimum cap rate of 5% or higher. 

Our primary focus is on multi-family properties with marginal exposure to retail. We target core and value-add opportunities with the following criteria:

  • New York City Metropolitan Area and Eastern PA
  • Transaction Size of 5MM to 100MM 
  • CAP Rate of 5% or higher
  • Land Purchase for 500K+
  • Location in a primary or secondary market
  • Stabilized property and value-add
  • Will consider completing unfinished construction
